When Spec Homes Direct looks for suitable property to offer its clients the first question we ask is, would we purchase this property for ourselves and is the builder/ developer likely to be around for the life of the development? the only way we can be sure we have the correct answers is these questions is to check it out, so firstly we check out the location with a visit to the site to make sure it comes up to the standard of our company acquisitions profile with regard to things like schools, shopping, transport, growth, rental returns, valuations, we also check the location out through the Queensland government Population and Housing Fact Sheet, this will give as a reliable and independent information about the location and population trends in that location for now and the future. Selecting a suitable builder or developer is equally as important as the location so most of the builders and developers we use are groups we have worked with for many years so we don’t need to do the same checks as we would do if we needed to use one we haven’t used before, so with all new groups we check them out through the local QMBA (Queensland Master Builders Ass) and BSA (Building Services Authority)to check that they have a no obvious creditor problems or unresolved client issues and if we get the green light in that regard we will need allow them to come on board as a preferred supplier.
